Don Cose says this City Council, contrary to a recent editorial, has done quite well in providing for a community vision. A Press editorial (Our Voice, "Candidate’s courthouse vision shows leadership," July 26) extolled the virtues of locating the south-county courthouse in downtown Tracy. Leadership and vision, it was called. Before there’s a rush to judgment, we should consider all issues. For years, this City Council, the community, merchants and property owners have been working to recreate the "old-town experience" downtown — ice cream cones, evening strolls, recreational shopping, families, outside dining and safety — that Tracy has lost. It is hard to understand how bringing to downtown Tracy every south county rapist, murderer, car thief, hijacker, pedophile, peeping tom, burglar, shoplifter and traffic scofflaw, as well as their families, friends, gang members and other associates, can help to recreate the "old-town experience." The times I have served on a jury in Stockton have not been so enjoyable as to make me want to take my wife to the courthouse area for an ice cream cone and evening stroll. And let us not forget the ancillary items that would be needed to accommodate the proposed south-county courthouse, if it were to be located in downtown Tracy. Merchants would need bars on the windows, rollup gates, security doors, bail bonds, cops for rent, private investigators, extra cleanup services and pawn shops — and that’s just a few ideas that come to mind. Leadership and vision, it was called. Let’s talk about leadership and vision. This City Council has provided new streets, sidewalks, curbs, gutters, street lights, landscaping and furniture for downtown. That is leadership and vision. That is part of the "old-town experience." This council has provided a new City Hall and the Grand Theatre Center for the Arts. It has paved and resurfaced streets and alleys. This council has purchased a site and is constructing a multimodal station and parking lot for the multimodal station. This council constructed the new parking lot on Ninth Street. This council has identified downtown and infill as a No. 1 priority for obtaining available building permits. That is leadership and vision. This council, as a group and as individuals, has provided the leadership, vision and necessary consultants so that the community, property owners and merchants can think outside the box and can begin to understand how great downtown is becoming and how great it could be. That is leadership and vision. • Don A. Cose, a 38-year resident of Tracy, is a property developer who also restores old buildings in downtown Tracy. Trackback(0)

I served on a jury (murder trial) about 2 years ago at the courthouse in Stockton. With the exception of the waterfront area and new theater, the area was certainly blighted. In and around the courthouse itself, were what you would expect... lawyers in suits and every other low-life you can imagine. I really felt like I could be mugged by someone just for walking in the area.

IVES, TOLBERT and Co. haven't done anything for jobs, their focus to promote rapid housing growth and damage long term jobs like the Airport and Courthouse, that is why they are catering to crony Les Serpa and his 3,850 mega development.
The decay of Stockton downtown came from bad City planning/development decisions that drained all investment from the downtown to the suburbs. Celeste will make sure that the city policies support and maintain downtown. IVES will continued failed policy of rapid residential sprawl with Ellis and Tracy Hills. written by Tom Benigno , September 10, 2008

Bringing a bunch of construction workers to Tracy is not what I call a solid economy. We need jobs for people who buy the houses. Most builders take the money and run. We want jobs for our citizen's who pay the taxes, and send their children to schools and shop here. Let the demand for housing take care of it's self. t. b written by what? , September 10, 2008
Vision of Brent Ives is providing for Serpa for the next 20yrs.
Leadership is having the Amigos and city hall to follow the bread crumb path to create busy work for civic employees. All of this is the reason why we need new faces and educated leaders to lead us into the future. Keeping the same people(15yrs of the same people). Pandering for so long they are clueless as how to do it any other way. That is not visionary! written by Tracy RealNews , September 10, 2008

Job creation? Eh? The mall, automall, Kaiser... written by Tracy RealNews , September 10, 2008
Malcolm,
Now, in contrast Celeste Garamendi is planning only two "ideas" for job creation. Let's learn about Garamendi's so-called job-creation ideas: 1. Another "courthouse idea" with criminal element and social element in our downtown: http://tracypress.com/content/view/15729/2244/ 2. An idea for Very Light Jets (VLJ's). An expert in that business call this business a "disappointing" failure. http://en.wikipedia.org/wiki/VLJ "HYPE" is another word used to describe this "dot.com with wings". One VLJ company tried to manufacture 500 VLJ's per year and could only handle six. The entepreneur that Celeste Garamendi brought in to the airport says they will need to manufacture 500 (???) VLJ's per year in Tracy for the City of Tracy to make revenue. Other companies in this business are already facing bankruptcy and could not even produce six VLJs per year. Malcolm, With what some estimate to be a $70 million dollar price tag, on Garamendi's airport "idea" - why wait for bankruptcy? Are you suggesting that Garamendi can create jobs? We haven't seen a sound "plan" from Celeste. And the only jobs her idea will create are a few new "retail" jobs in a "truck route". Wow! Garamendi will create only a few "retail jobs" for the "social element" in a "truck route"? Is that really what Tracy taxpayers want? There is a serious problem that is not being discussed! And we haven't seen the delivery of the "promise" of "transparency". Malcolm, I think you are missing the picture, here? written by what? , September 10, 2008

No jobs what so ever? I think you ought to examine the facts on the matter in that many of the business employing people today in Tracy started up their operations in Tracy under Ive's and Tolbert's terms on City counsel. I am surprized someone with your knowledge cannot recognize that. On the other hand, how many jobs have the Garamendi/Connolly camp created in Tracy? For that matter, what impact have they had on our city's revenues and finances? Dave Hardesty written by Tracy RealNews , September 10, 2008

Too bad you cannot understand I can support someone and still disagree with them on some of their points. That's the trouble with a party line minded person. You either vote for the party or you vote against the party. Doesn't make any difference if some in the party are doing a better job than those in the party you are voting for you gotta maintain the party line image. Ever think that this may be a strong contributing factor in why our National, General and Local politics is so messed up? For my self my votes go to the person I align with the most. It doesn't mean that I agree with them on every single detail or point. But it does mean that I mostly agree with them and will hammer out the little details when the time presents itself. Folks, if you are waiting for one political messiah that will come along and fix everything at one fell swoop you will be bitterly disappointed for your entire lives. It's somewhat like shopping for tomatoes in the grocery store. You pick the one with the least blemishes and move on. Is it perfect? Is any tomato perfect? He possesses an amazing amount of audacity to lecture anyone about shame when it comes to veterans and the military. Simply amazing. I, many vetrans and many active duty personnel in town clearly remember his scathing comments against our men and women who have served to keep his mouth free over these years and I am not about to sit here while he piously lectures someone else on the topic. Please don't bore us with the records of of Tom's active reserve duty military service. We all know what it is and it pales in what the majority of other military service personnel have done for this nation. Good thing we have the Independent party, it keeps both parties accountable for their actions, sometimes they have to insert their views to put brakes on what could hurt America? Independent party is growing rapidly, believe it or not, snowballing in numbers. That should let you know the moods of the voters in America, they are fed up as well as I am with corruptions, mismanagement, deficits, foreclosures, loss of jobs, corporations outscourcing jobs, privatization of water, farms, land, infrastructure and even medical field... the latest health concern is over the contaminated "baby formula" arriving from China, where is our health and well being concerned in using products outside of USA? Our very lifes are in danger.... who speaks for us? Most of the time it is the Independent party? If the party is not important why are both parties fighting for the Independent vote? Independent party are often the voice of forgotten citizens of America when politics are involved. Don't under-estimate the party's role. Cheers! written by Tracy RealNews , September 13, 2008 http://www.recordnet.com/apps/.../701230311 Some called him a campaign spoiler in Republican Assembly and congressional races, taking votes from fellow GOP candidates with better chances of winning; others claim he's a little crazy. That criticism has dogged him through his numerous campaigns, beginning with an Assembly run in 2000 and ending in 2006 with a loss in the Republican primary for the 11th Congressional District, yet Benigno shrugs it off. written by Tracy RealNews , September 13, 2008 http://tracypress.com/content/view/13903/2242/ "I think they’re pretty good. I’ve got some name recognition," he said, adding that he considers himself an independent voter. "I think there’s an opportunity for anybody to get elected if they work hard enough." written by Dale Cose , September 13, 2008 Why waste the time, the race is over... you didn't win... there is always tomorrow! written by fortheunderdog , September 13, 2008
"Farmers are rapidly selling out this agricultural region to developers, and small towns like Tracy are becoming bedroom communities for San Francisco and Silicon Valley commuters squeezed out by the outrageous prices. As a result, Tracy is full of humdrum vinyl boxes."

"In Tracy, the election results were clear-cut and could have an immediate impact. In 2000, Tracy voters enacted an initiative that capped building permits at about 600 per year, roughly half of the existing rate. City officials, however, insisted that the Measure A building cap allowed for a 10-year average, so the city has continued to issue more than 1,000 permits annually. To reach the average of 600, officials will have to shut off permits beginning in 2006. Potentially, the only permits that will be available will be Measure A's exceptions for downtown development and affordable housing."

"With this handwriting on the wall, AKT Development and The Surland Companies qualified two initiatives for the November ballot. Measure U would have carved an exception into the building permit cap for AKT's 5,500-unit Tracy Hills project, giving the Sacramento-based developer 600 building permits a year. Meanwhile, Measure V would have given San Ramon-based Surland 250 permits a year for a proposed 1,600-unit transit village along a commuter rail line. Despite the developers' combined spending of nearly $2 million in a city of 65,000, voters rejected both initiatives. AKT's Measure U received only 30% of the vote, while Surland's Measure V fared slightly better at 43%."

"Mike Souza, vice president of Souza Realty Development, a partner with AKT on Tracy Hills, predicted that people will be shocked and upset when construction dries up in 12 months."

We predicted that 4 years ago. We won't have to wait until next year. t. b written by Tracy RealNews , September 14, 2008
Tom Benigno,
You said there was more and you weren't kidding? I guess will have to wait two more years to prove it, unless you want us to write you in? written by Tracy RealNews , September 14, 2008
But things may dry up when you begin to take on the persona of bob blinker.

Tom Benigno,
Why would I want to take a hike? Where were you going with this? What were you saying about "leadership"? written by what? , September 14, 2008

Don Cose as others are entitled to their opinions, but that should not be a reason not to have the other side of the issue published.
The Tracy Press has always given a bias side of the issues, for political reasons. We believe that there are thousands of residents who are unhappy with the current leadreship of Tracy.
Visons ideas for the future should come from many citizens, not just those who will benefit from it financially or politically. Afterall the "BUCK" stops with those tax payers.
