For starters take the advice of realtors. Neutralize your house. Get your personal stuff out. Pack it up and store it in the garage or rent a storage unit. Get the whole house clean, neat and well organized. Including the kids rooms. Make a pack rat like me think all my stuff will actually fit and look just as good.
Do the little fix ups that need to be done, like replacing a broken towel bar or touching up some paint. No buyer wants to have to do all that right after going broke to buy your house.
Spruce up the yard. Some fresh mulch, colorful flowers, and a well watered, neatly trimmed lawn will do a lot for curb appeal. If you don't like yard work, hire someone be it a pro or a neighbor kid who could use some extra cash to do it.
Do all of this and be willing to compromise on price. Your house has to be more appealing than all the other homes for sale on the block.
